Add the screw piles under the module or under the deck, the deck, the hot tub and cold plunge, or the roof terrace, and see each one appear on the model. Lunawood Luna Thermo-D Trio 26 × 140 — thermo-treated pine with three ribs per board — on horizontal battens. LED in shadow-gap profiles along every corner. The entrance door is lined inside with thermo-treated pine.
A SIP enclosure on the back of the module, clad in charred timber: the instant LPG water heater, the gas bottle and its vents, and storage shelves. A cleaning socket in every room; the downpipe runs inside the end wall.
A roof terrace over the whole module: a stair on the long facade, a glass balustrade, festoon lights, sofas and planters. € 28,900 excl. VAT, on top of the module. It needs structural verification and a structural design before it is confirmed for your site.

If your rooms fill in July and sit empty in November, the problem is not your rooms. It is that there is no reason to come in November. A wellness unit is that reason — and unlike a pool or a playground, it works better the colder it gets.

Two things worth saying plainly. The sample behind the occupancy and rate figures is global luxury and upper-upscale hotels, so it sets the direction, not your exact number. And on 2025 data the occupancy gap narrowed to about one point — wellness is becoming the expectation rather than the edge, which is an argument for moving now rather than later. We have deliberately left out the “wellness guests return 30–55% of the time” figure you will find quoted everywhere: it traces back to a single opinion piece by a spa consultancy, with no study behind it, and we are not going to sell you on a number we cannot stand behind.
One heated room raises the rate on every room you already sell. The guest booking in February pays it exactly as the guest booking in August does.
Nobody drives two hours for a pool in the cold. They drive for heat, salt air and snow behind the glass. The empty months stop being empty.
A sauna buys parity — everyone has one. A built salt room takes a season to copy. Within 250 km of our first unit, not one property had one.
