The one that is already built.

Two modules of 3,20 × 12,00 m set side by side: a 12,00 × 6,40 m footprint, 76,8 m² built, 54,0 m² net and an 11,2 m² covered terrace. Inside, living, dining and kitchen share one 25,3 m² room; the main bedroom is 11,6 m², the second 9,2 m², the bathroom 4,5 m², with 3,4 m² of hall and services. Two bedrooms, one bathroom, four residents and two more on the sofa.

This is the only standard in the range with a complete set of execution drawings, because it is the only one that has been built: a delivered house in Hegyfalu, Vas County, Hungary. Energy class A — the English dossier rates it AA — with a 2,1 kW heat load, and one to two days on site.

A third module, a third bedroom.

One more module alongside and the footprint becomes 12,00 × 9,60 m — 115,2 m² built, still a single storey under one flat roof. What the third module buys over the 80 is a third bedroom: the same living arrangement, the same single bathroom, but a night wing that takes a family rather than a couple with one spare room.

It stays low and horizontal, which is what makes it the straightforward one on an open plot — nothing to see over, nothing overlooking a neighbour, and no stair to design around.

Twice the house, the same ground.

Four modules: two on the ground, two stacked above them. The footprint is still 12,00 × 6,40 m — exactly the 80 m² standard — but the house is 153,6 m² built over two levels. That is the argument for a small plot: the building doubles without taking another metre of garden, parking or setback.

It is the only two-storey standard in the range. An internal stair separates day from night — living, kitchen and a bathroom below, the bedrooms and the second bathroom above, opening onto a balcony with a glass balustrade.

Louvres, oak, and somewhere to sit.

Whichever standard you choose, the entrance is handled the same way: a screen of vertical timber louvres in front of the render, an oak door set back under the roof, and a bench built into the wall beside it. Modules arrive from the factory complete — finishes, joinery and services already in — so this is what is unloaded, not what is started.
